    The Facilities Supervisor - Electrical Speciality will report directly to the Facilities Operations Manager. This position has a strong focus on maintaining, troubleshooting and repairing facility plant and equipment on all systems. A very high percentage of “wrench time” is anticipated. The incumbent will be required to demonstrate technical expertise in the routine, emergency, preventive maintenance and operational assignments relating to operation and/or maintenance of high voltage utility distribution systems and generators. May perform some work to maintain campus lighting systems The individual in this role must be available for call-in work as well as shifts and perform other duties within their realm of responsibility as required.

    The position will have responsibilities for teams of up to 5 colleagues and as such the incumbent will have to have experience in and capable of supervising teams at multiple buildings simultaneously. Additionally, the position will be required to oversee contractor performance and signoff on repairs/installations. Some overtime is to be expected.

    The successful candidate must have the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required in accordance with all applicable standards. The successful candidate will be a self-starter with the ability to meet the demands of a fast-paced environment and work across disciplines and functional areas to achieve objectives.

    Responsibilities

     

    • Diagnose and complete routine preventative maintenance and repairs to generators and components as per documented schedules and standards with minimal direction.
    • Anticipate and ensure prompt and efficient attention to detail
    • Able to apply the use of specialized tools and follow documented procedures and policies to diagnose and complete less complex repairs, including identifying and preparing required parts and tools.
    • Escalates unresolved issues to Facilities Operations Manager and equipment vendor if needs be
    • Completes required documentation, such as service worksheets, timesheets, warranty claims, quality documents via handwritten forms or business system input screens.
    • Ensure adherence to all relevant Health Safety & Environmental policies, procedures and legislation and reports any issues / incidents to the Facilities Operations Manager:
      • Maintain a high level of site housekeeping and presentation
      • Ensure that company supplied equipment is well maintained and kept at a high standard of cleanliness.
      • Maintain tools in a good and safe working order and calibrate as required 
    • Complete repairs and installations to high voltage distribution systems such as: circuits, circuit breakers, transformers, emergency generators and their sub-systems. Utilize skills such as cable pulling and splicing, circuit switching procedures, high-pot testing and trouble shooting. Distribution systems include 11k volt and 480/277/208/110 volt systems.
    • Install, connect and maintain campus-building transformers.
    • Assist contractors and Physical Plant employees with power outages and testing. Switch off/on high voltage circuits. Perform emergency repair of damaged circuits.
    • Perform work related to campus lighting systems such as: changing light ballasts, relamping burned out elements, troubleshooting faults in lighting circuits, installing and maintaining circuit timers.
    • Participate in mandatory training sessions related to high voltage utility systems. Act as mentor and conduct on-the-job training of lesser skilled personnel.
    • Respond to emergencies immediately and work quickly to correct the problem(s).
    • Perform other utilities related work or general maintenance work as needed.
    • Participates in the training of apprentices and/or other workers as needed

    Completes other duties as assigned.

    Qualifications

    The incumbent must have a knowledge of OSHA standards and local codes. He or she must be a team player, hard worker with good interpersonal skills. Knowledge of and ability to use materials, methods/principles and tools specific to the needs of high voltage electrical work and generator repairs. Knowledge of applicable building codes, regulations or ordinances. Ability to work in a safe and efficient manner. Ability to read and interpret blueprints, drawing, schematics and distribution circuit maps. Ability to understand and follow oral and written instructions. Ability to troubleshoot problems and work as part of a team. Good verbal and written communication skills are required and must be familiar with computer equipment and programs.

    Capable of operating building management systems and work order systems. Skilled and physically able to operate electric hand tools, work on ladders and high elevations, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle. Able to work in tight spaces such as closets, crawl spaces, attics, vaults, etc. Able to work on roofs of buildings.

    • Certification from a technical school or college (city and Guilds or equivalent). Associate's degree in electrical, electronics, mechanical engineering or other related degree is preferred;
    • 5+ years service engineering experience is preferred. Candidates with less than 5 years of experience are also welcome to apply and will also be considered;
    • Able to read and interpret building regulations and codes implemented by government agencies and international standards;
    • Proficient in MS Office and computer applications;
    • Must have a valid St. Christopher and Nevis Driver’s Liscense;
    • Basic understanding of electrical system troubleshooting and programming is preferred;
    • Highly organized and independent self-starter;
    • High level of professionalism, customer focus and reliable;
    • Strong commitment to quality and continuous improvement;

    Physical Requirements and Working Conditions

    The physical demands and work environment characteristics described here are representative of those that an employee will encounter and must be met by to successfully perform the essential functions of this job. Working conditions require exposure to extreme hot or cold temperatures for one hour plus. Experiences long periods of standing and walking.

    • While performing the duties of this job, the successful candidate is frequently required to walk, talk or hear; use hands to finger, handle, feel or operate objects, tools, or controls; and reach with hands and arms.
    • The employee must be able to frequently lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
